Fla. consumer confidence jumps 3 points

Rising home prices, stock market gains and no bad economic news boosted Floridians’ outlook to 70 this month. Read more.

Home prices increase from 1Q to 2Q

The S&P price index posted its first quarterly increase in three years, with prices at a level not seen since early 2003. Read more.

July new U.S. home sales up 9.6%

The monthly increase was greater than expected and the fourth one in a row. It’s the strongest pace since September. Read more.

Here’s more evidence that housing is turning around. Forbes magazine identified 161 of the country’s largest metro areas where sales activity has increased compared to 2008, and where foreclosure sales as a percentage of total sales, are low.

The magazine considers these markets as on the road to recovery:

1. Miami-Ft. Lauderdale, Fla.

2. Lincoln, Neb.

3. Colorado Springs, Colo.

4. Salem, Ore.

5. San Luis Obispo, Calif.

6. Bremerton, Wash.

7. Denver, Colo.

8. Redding, Calif.

9. Santa Barbara, Calif.

10. San Jose, Calif.

 

In another news, Florida’s existing home sales rose in July – the 11th month in a row that sales activity increased in the year-to-year comparison, according to the latest housing data released by the Florida Association of Realtors® (FAR). Statewide existing home sales in July also rose over the previous month’s sales level.

Existing home sales rose 37 percent last month with a total of 15,882 homes sold statewide compared to 11,595 homes sold in July 2008, according to FAR. Statewide existing home sales in July increased 0.2 percent over June’s statewide activity. Florida Realtors also reported a 48 percent rise in statewide sales of existing condos in July.

 

Is the Real Estate Market changing? My answer is a big YES.

Today is my birthday and I’m having so much fun!

Hey Friend;

Today is my birthday and I want to share my day with you. As always I woke up early in the morning (4:30 AM) and after talking over coffee with my wife my children woke up and sing a happy birthday song to me. They gave me all the presents and we did something that we usually don’t do it. “We have cake at 6:00 in  the morning” They love it and I love it too!

Last week my children started school. Carlos, the little one is now in kindergarten. For first time in the last 10 years, my wife and I have time for our self. And today we enjoy it that time.

Living on the beach gives the opportunity to enjoy it when ever you want it. After we left the children on the school we pack a breakfast and we have it at the beach. We walked around the beach for more than one hour and have so much fun (yummy!!!). I was like when we met almost 25 years ago.

We have a great dinner (Cuban food, delicious!!!) and for dessert we have “flan” (let me know if you don’t know what is “flan” and will teach you how to make it, you will enjoy it).

Well, I will let you know what else I will do today (well, maybe not everything).

Is the Real Estate Market changing? – Part II

Many indicators are showing that the housing market is improving. Pending home sales, a forward-looking indicator based on signed contracts, rose in June for the fifth straight month. And in April, pending home sales had their biggest monthly jump since October 2001. Existing home sales rose 3.6% in June and 2.4% in May, with some homes receiving multiple offers. And the most recent Standard & Poor’s/Case-Shiller 20-city housing price index shows a month-to-month increase of 0.5% in housing prices in May. It is the first monthly gain since July 2006.

 

Look what Les Christie from CNNMoney.com reported on August 6, 2009:

 

“Buyers of foreclosure have to be quick these days. Some houses go under contract fewer than 90 minutes after they are put on the market, says Brad Geisen, founder of Foreclosure.com.”

“For every listing that comes out, we have 10 buyers,” says Cesar Dias, an associate with Approved Real Estate Group in Stockton, California. “We had a lot of inventory last summer. Now we’re down to 1,500 listings – from more than 5,000,” Dias says.

“In Florida, real-estate investment companies, buying in bulk and paying cash, face competition.”

“For a good house that’s not too beat up in a good neighborhood, there’s no lack of buyers in this market,” says Andy Sakmar, founder of Century 21 Sakmar in Rochester, 20 miles north of the city. “There are a lot fewer of these properties than a year ago, and the super buys get multiple offers.”

Is the Real Estate Market changing?

Yesterday I was a witness of what I call the first signs that the Real Estate Market is changing.

 

I spend the afternoon at the Grand Opening of Homelife/Properties, LLC, a real estate office in Melbourne, Florida. I had the opportunity to have a long conversation with Andrew Cimerman, the founder and CEO of Homelife Realty Services, Inc, President of Realty World America and Red Carpet Real Estate; beyond doubt an international real estate franchisor. This unique opportunity gave me an update of the real estate market here in the United States of America and the rest of the countries where Mr. Cimerman real estate companies has offices (almost in every continent).

 

While I was talking to him, I got an email with an update on an offer that I had placed. I’m going to share this email with you so you can also see how the Real Estate Market is changing:

Could you believe that? When I read that email, I remember how I was doing real estate 3 or 4 years ago, when the Real Estate market was a the top.

 

If you ask me; is the Real Estate Market changing? My answer will be a big YES. New Real Estate offices are opening, and Sellers are receiving high volume of offers. That is a clear indication of big changes on the Real Estate market.
